Welcome to Liberty Lodges

These Terms & Conditions govern all bookings made through www.libertylodgeslakeland.co.uk. and other channels such as telephone or social media.

By making a booking with Liberty Lodges, you agree to these Terms & Conditions.

Liberty Lodges provides privately owned luxury holiday accommodation throughout the UK.

Booking Agreement

The booking contract is between the Lead Guest and Liberty Lodges.

The Lead Guest must:

  • Be at least 18 years old.

  • Be authorised to make the booking.

  • Accept responsibility for everyone staying at the property.

  • Ensure all guests comply with these Terms & Conditions.

 

Booking Confirmation

A booking is confirmed once:

  • Payment or deposit has been received.

  • You receive a booking confirmation email.

Until confirmation has been issued, availability cannot be guaranteed.

 

Payments

Unless otherwise agreed:

  • A deposit is required to secure your booking.

  • The remaining balance must be paid by the due date shown on your booking confirmation.

  • Failure to pay the balance may result in cancellation.

Liberty Lodges reserves the right to cancel unpaid bookings.

 

Security Deposit

A refundable security deposit of £100 is required for every booking and is payable at the time of booking.

The security deposit is held as protection against any damage, excessive cleaning, missing items, or breaches of these Terms & Conditions during your stay.

Provided the accommodation is left in good condition and no issues are identified during the post-departure inspection, the full £100 security deposit will be refunded within 7 days of departure using the original payment method.

Liberty Lodges reserves the right to retain all or part of the security deposit where necessary to cover, but not limited to:

  • Damage to the property, furnishings or equipment.

  • Missing or broken items.

  • Excessive cleaning beyond the normal changeover standard.

  • Smoking inside the property.

  • Additional guests exceeding the property’s maximum occupancy.

  • Breach of park rules or these Terms & Conditions.

  • Failure to return keys, fobs or parking permits where applicable.

Where the cost of repairs or losses exceeds the £100 security deposit, Liberty Lodges reserves the right to recover the additional costs from the Lead Guest.

A full inspection of the property is carried out following every departure before any security deposit is authorised for refund.

 

Cancellations by Guests

If you cancel your booking:

More than 42 days before arrival:

  • Deposit may be non-refundable.

42 days or less:

  • Full payment may be retained.

We strongly recommend purchasing holiday cancellation insurance.

 

Changes to Bookings

Changes may be possible depending on availability.

Additional charges may apply.

We cannot guarantee requested amendments.

 

Cancellation by Liberty Lodges

In the unlikely event we need to cancel your booking due to circumstances beyond our control, we will offer:

  • Alternative accommodation where available

  • Alternative dates

  • A full refund

Our liability is limited to the amount paid for your booking.

Check-in

Unless stated otherwise:

Check-in:
From 4:00 PM

Early check-in cannot be guaranteed.

 

Check-out

Check-out:
By 10:00 AM

Late departures may result in additional charges.

 

Maximum Occupancy

The maximum number of guests must never exceed the property’s advertised capacity.

Failure to comply may result in immediate termination of the booking without refund.

 

Visitors

Only guests named on the booking may stay overnight.

Visitors are permitted only with prior approval.

 

House Rules

Guests agree to:

  • Respect neighbouring properties.

  • Keep noise to a minimum.

  • Leave the accommodation reasonably clean.

  • Dispose of rubbish appropriately.

  • Follow park rules where applicable.

 

Parties & Events

Strictly no parties, stag parties or hen parties unless expressly agreed in writing.

Excessive noise or anti-social behaviour may result in immediate eviction.

 

Smoking

All properties are strictly non-smoking.

Smoking inside the property may incur professional cleaning charges.

 

Pets

Dogs are only permitted in designated pet-friendly properties.

Additional cleaning charges may apply where required.

Guests remain responsible for their pets at all times.

 

Damage

Guests are responsible for any loss or damage caused during their stay.

This includes damage caused by children, pets or visitors.

Charges may include:

  • Repairs

  • Replacement items

  • Professional cleaning

  • Loss of income where damage prevents future bookings

 

Cleanliness

Guests agree to leave the property in a reasonable condition.

Additional cleaning charges may be applied for excessive cleaning requirements.

 

BBQs & Fire Safety

Disposable BBQs are not permitted on decking.

Only suitable BBQ equipment may be used where permitted.

Open fires and fireworks are prohibited.

 

Hot Tubs (where applicable)

Guests must:

  • Follow all safety guidance.

  • Shower before use.

  • Avoid glass around the hot tub.

  • Supervise children at all times.

Use is entirely at guests’ own risk.

 

Parking

Parking is provided where available.

Vehicles are parked entirely at the owner’s risk.

Liberty Lodges accepts no responsibility for theft or damage.

 

Wi-Fi

Wi-Fi is provided where available.

We cannot guarantee uninterrupted internet access.

Wi-Fi must not be used for illegal activities.

 

Park Facilities

Many properties are located on holiday parks.

Facilities are operated by the individual park owners.

Liberty Lodges cannot guarantee:

  • Opening times

  • Entertainment

  • Swimming pools

  • Restaurants

  • Activities

These may change without notice.

 

Lost Property

Lost property found after departure will be retained for up to 30 days.

Postage costs for returning items are the responsibility of the guest.

 

Liability

Liberty Lodges accepts no responsibility for:

  • Personal injury unless caused by our negligence.

  • Loss of personal belongings.

  • Vehicle damage.

  • Service interruptions outside our control.

  • Weather conditions.

  • Temporary closure of park facilities.

 

Force Majeure

We shall not be liable for events beyond our reasonable control including:

  • Severe weather

  • Flooding

  • Fire

  • Power failures

  • Industrial action

  • Government restrictions

  • Pandemic restrictions

 

Complaints

If something is not right during your stay:

  1. Contact Liberty Lodges immediately.

  2. Allow us the opportunity to resolve the issue.

  3. Complaints raised after departure may limit our ability to investigate.

We make every effort to ensure information is accurate.

Occasionally:

  • Prices may change.

  • Images may differ slightly.

  • Facilities may change.

  • Descriptions may be updated.

We reserve the right to correct errors.

 

Intellectual Property

All content on this website, including:

  • Logos

  • Images

  • Text

  • Branding

  • Graphics

belongs to Liberty Lodges unless otherwise stated.

No material may be copied without written permission.

Defamatory, False or Malicious Statements

Liberty Lodges values honest and constructive feedback and welcomes guests sharing their genuine experiences through reviews or by contacting us directly.

However, guests agree not to publish or distribute any information about Liberty Lodges, its owners, staff, contractors or properties that is knowingly false, misleading, defamatory or malicious, whether online, on social media, review platforms or by any other means.

Nothing in these Terms & Conditions prevents guests from making honest reviews, raising genuine concerns, or exercising their legal rights.

Where Liberty Lodges reasonably believes that false or malicious statements have been published with the intention of causing reputational or financial harm, we reserve the right to:

  • Request that the content be corrected or removed where appropriate.

  • Respond publicly with factual information where permitted.

  • Report content to the relevant platform if it breaches its policies.

  • Seek legal advice and pursue any remedies available under the laws of England and Wales where appropriate.

We encourage guests to contact us directly during or after their stay so that any concerns can be investigated and, where possible, resolved promptly.

 

Privacy

Your personal information is processed in accordance with our Privacy Policy.

 

Governing Law

These Terms & Conditions are governed by the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
